Four Splitting Methods

1. Equal Split — Divides the total rent evenly among all housemates. Simple and fair when rooms and circumstances are similar.
2. By Room Size — Splits the rent proportionally by each person's private room area. Larger rooms pay more. Shared areas (kitchen, living room) are divided equally among everyone.
3. By Income — Splits the rent proportionally to each person's income, so those who earn more pay more. A common approach for keeping a shared home affordable for everyone.
4. By Occupancy — Splits the rent per person living in the home. A room shared by a couple pays twice as much as a single-occupant room.

Room Size Method

The formula splits the rent into two portions:

• Shared portion: (shared area ÷ total area) × rent, divided equally
• Private portion: (room area ÷ total private area) × remaining rent

If no shared area is specified, the entire rent is split proportionally by room size.

Income Method

Each person's share is calculated as:

• Share = person's income ÷ total combined income
• Amount owed = share × total rent

Occupancy Method

Each room's share is calculated as:

• Per-head rent = total rent ÷ total occupants
• Amount owed = per-head rent × occupants in that room

Tips

• For a blended result, run two methods and average the amounts — e.g. room size and income
• Measure private rooms with a tape or floor plan for the most accurate area split
• Agree on the method before signing the lease to avoid disputes later
• Re-run the split whenever someone moves in, moves out, or changes rooms
